IRRIGATION
INSTALLATION
The irrigation system has been fully
installed in A, B and C Circles. During the installation along the sidewalk
adjacent to the pond, equipment breakdown delayed progress until back ordered
parts arrived. Trenching will
continue through D Circle. ELECTRICAL
WIRING REPLACEMENT
Lamppost wiring has been removed and replaced
throughout A, B and C Circles.
Wiring in these areas now meets the correct building codes. Trenching for this work is occurring
simultaneously with the irrigation installation. Several posts and fixtures are being
replaced as well. CARPENTRY
REPAIRS AND PAINTING
Carpentry repairs to A Circle homes and B16-B40
have been completed. Painting is
scheduled to begin in mid-August (August 18th). John Gass Construction is our building
contractor. J.P. Cricones will be
our painting contractor again this year.
POOL
UPGRADES
Recent upgrades to the pool area include removal
and replacement of the rear stairs and retaining wall, new signage and the
addition of several new chairs, a table and umbrella. Please take care of your recreational
facility. ANIMAL
CONTROL
Frank Warren, from Animal Control, has informed a
member of the Board that there are coyotes throughout Chelmsford. Small pets, according the Scotty
Hollow rules, must be kept indoors.
Mr. Warren advises us to be sure that pets are not left outside as
well. The Animal Control
Office’s telephone number is (978) 256-0754. Be sure to contact Mr. Warren if
you see loose or stray dogs at Scotty Hollow Condominiums. LANDSCAPE
REPAIRS Loam and seed will be spread throughout the
grounds as needed. Several areas
will be turned over and reseeded.
If the budget permits, A – E Circle will be addressed. If not, A, B, and C Circles will be
reseeded late this summer. D and
E Circles will be reseeded in early Spring of 2004. INTERIOR
LIGHTING
Your
interior light fixtures come with specific light bulb wattage
recommendations, often 60 watts or lower. Do not exceed the recommendations
noted. The excessive heat
generated by the bulb or the additional electrical current drawn through the
wiring servicing the fixture may cause deterioration of the wiring –
creating a hazardous condition. |
LITTER
Recently, litter (soda and beer cans/bottles, cups,
food wrappers, trash bags, etc.) has been strewn about our grounds. Not only is this
unsightly, but it also costs the Scotty Hollow Condominiums money to have the
litter picked up by maintenance personnel. If you notice any person littering on
our grounds, please notify the management office immediately. Thank you for pitching in and keeping
our grounds neat – as we have all become accustomed. Violators will be subject to
the assessment of fines as well as labor costs involved in cleaning up the
litter. REFINANCING
OR SELLING?
If you are in the process of refinancing or
selling your home, you must obtain a 6(d) Certificate in order to close on
the refinance or sale. You must
contact Coleen at Property Management of Andover at 978-683-4101 to obtain
this certificate. Your request
for the 6(d) Certificate must be made at least ten days prior to the closing
date in accordance with the General Laws of the Commonwealth of
Massachusetts. You will not be able to close without this document. Do not delay your request for this
extremely important document. Lastly, there is a $50.00 charge for the
preparation of this certificate and the completion of all other
closing paperwork and tasks (i.e. bank affidavits/questionnaires, telephone
calls and faxes with information relative to the condominium – budgets,
minutes, etc.). CONDOMINIUM FEES
Condominium fees should be made payable to Scotty
Hollow Condominiums (not Property
Management of Andover).
Please be advised that there is
a $35.00 charge for any payment not honored by your bank (i.e. returned
for insufficient funds). INSURANCE INFORMATION
The insurance agent for Scotty Hollow Condominiums
is C.J. McCarthy Insurance Agency. The insurance carrier is St. Paul. If your
mortgage holder is requesting proof of insurance or a certificate of
insurance, you must contact McCarthy Insurance Agency directly. Their telephone number is
1-800-370-0642 or 978-661-6823.
You should ask for Carole or Jenn at the Certificate Desk. A minimum of 24-48 hours notice is
required for the production of this certificate. Please keep in mind that you must maintain your own insurance policy (referred to as an H06 policy) on your condominium to protect your personal property, liability and the deductible portion of Scotty Hollow’s policy ($5,000.00). Your policy should also provide for any re-location expenses required if your unit becomes uninhabitable (i.e. due to fire, broken pipe, etc.). Please keep this information for future reference. PLUMBING
CHECK UP
Have you replaced your washing machine or
dishwasher hoses recently? They deteriorate and
should be replaced with metal reinforced hose lines. Close your water valve whenever your
washing machines is not operating. How old is your water heater? If your water heater has
exceeded its life expectancy or approaching it, you should consider replacing
it now to avoid costly water damage and a major inconvenience. |
