Scotty Hollow Lantern

IRRIGATION FINALE & ELECTRICAL UPGRADE

 

The irrigation installation project is wrapping up.   A through E Circles have been completed. Hydroseeding was used as a test in D and E Circles.  System testing will be on-going.  The entire system is fully operational for Spring 2004 start up.

 

 

Please note:  the sprinkler project included the removal and replacement of lamp posts, fixtures and the underground wiring that ran post to post.  The extra trenching throughout the community was due to the electrical code and inspector’s requirements that lamp post wiring had to be set 18 inches deep. 

 

B CIRCLE STONE

 

Residents of B Circle have seen new stone installed at foundation beds.  The program, which converts mulch to stone in foundation beds, is three years into a four year plan. Next year, C Circle will receive foundation bed stone and this project will be fully completed.

ROUTE 3 SOUND BARRIER

 

The Route 3 project is progressing in our neighborhood.  The drainage project from the median strip to Scotty Hollow stream is winding up.  The sound barrier protecting E, D and parts of C Circle is scheduled for completion this year.  An early winter may push the sound barrier out to the Spring of 2004.  Modern Continental has re-stated to our property manager that the sound barrier project is funded and will be completed.  The highway area adjacent to the Hitching Post Condominiums is presently having a sound barrier installed.  Ours will follow.

 

PAINTING UPDATE

 

J.P. Cricones Painting has wrapped up painting in A Circle.  B Circle painting is in process and will be completed shortly.  This will be one of our earliest painting completion dates ever!

 

PAVING REPAIRS

Roadway paving repairs are in process.   This work is being provided by a sub-contractor hired by Valley Green Landscaping, the company installing the irrigation system.

 

HAVE YOU NOTICED? 

 

Over the past 12 months, we have seen a tremendous amount of work completed at Scotty Hollow.  Major stone wall replacements, swimming pool facility and furniture upgrades, irrigation system installation, installation of exterior lamps, posts and wiring and carpentry repairs and painting of 52 units in A and B Circle are a few of the projects that have been completed or are near completion.

 

 

 

 CLUBHOUSE HOLIDAY FUNCTION

 

Attached you will find an announcement of an upcoming holiday party for Scotty Hollow residents.  The function is privately arranged by residents and not by Scotty Hollow Condominium Trust, its Board of Trustees or Property Management of Andover.

 

REFINANCING OR SELLING?

 

If you are in the process of refinancing or selling your home, you must obtain a 6(d) Certificate in order to close on the refinance or sale.  You must contact Coleen at Property Management of Andover at 978-683-4101 to obtain this certificate.  Your request for the 6(d) Certificate must be made at least ten days prior to the closing date in accordance with the General Laws of the Commonwealth of Massachusetts. You will not be able to close without this document.  Do not delay your request for this extremely important document. 

Lastly, there is a $50.00 charge for the preparation of this certificate and the completion of all other closing paperwork and tasks (i.e. bank affidavits/questionnaires, telephone calls and faxes with information relative to the condominium – budgets, minutes, etc.).

 

CONDOMINIUM FEES

Condominium fees should be made payable to Scotty Hollow Condominiums  (not Property Management of Andover).    Please be advised that there is a $35.00 charge for any payment not honored by your bank (i.e. returned for insufficient funds).

 

INSURANCE INFORMATION

 

The insurance agent for Scotty Hollow Condominiums is C.J. McCarthy Insurance Agency. The insurance carrier is St. Paul. If your mortgage holder is requesting proof of insurance or a certificate of insurance, you must contact McCarthy Insurance Agency directly.  Their telephone number is 1-800-370-0642 or 978-661-6823.  You should ask for Carole or Jenn at the Certificate Desk.  A minimum of 24-48 hours notice is required for the production of this certificate.   

 

Please keep in mind that you must maintain your own insurance policy (referred to as an H06 policy) on your condominium to protect your personal property, liability and the deductible portion of Scotty Hollow’s policy ($5,000.00). 

 

Your policy should also provide for any re-location expenses required if your unit becomes uninhabitable (i.e. due to fire, broken pipe, etc.).  Please keep this information for future reference.
